ZAGRAD Mixed Use Building
Zagrad project is located in the center of Rijeka. Project consists of underground garage with 900 parking places, future city train station, and mixed-use program situated on top of it.The complex extends between two main roads pursuing descent terrain. The connection of functionally and altimetricly different zones was treated in particular plan as an urbanistic dominate axis, which in the complex is being organized as a public comunication defined by the new directive in the urban environment. Center is divided in 6 buildings, each with a different facade, and on top of it is a continous structure of apartments designed as individual two-storey houses accessed from the roof terrace with gardens. Project is characteristic for the modern dynamics, where it is increasingly difficult for one office to control the whole process of construction. The plan was made by one office, the garage has been designed by another one, then the third has designed the access road, Randi?-Turato are responsible for the main part, the mixed used program, and in the course of construction other architects are defining the interior of the offices and apartments inside it. Secondly, the project proves that architecture is too slow. In course of the design and actual construction there has been a series of modification due to the change of final users and changes in their requests. The project is constantly confronted with the situation where it follows-up new requests from final users. Such context is typical for the commercial projects, nature of the project also influences the design method, that must count on the project dynamics as the most certain element of the program. In such context the project must accomodate imperfection. To put it in simple terms, if Keith Richards stumbles on the stage, it is a normal part of performance, if the same thing happens to David Bowie, it is a total disaster.
