Tres Picos
Tres Picos Residencial Project Location: México, DF Date: January 2008 Innovative product: Screen-printing tempered glass according to facade design. Travertino coating across the pool. Lighting design in centerfield based on intercommunicate the tow buildings and remarking the path walks. Context This project is situated within the most traditional neighborhoods in Mexico City, the Polanco vicinity, situated in the Miguel Hidalgo County, Distrito Federal; within the most tranquil cross streets in the zone, Tres Picos, in which you can feel calm in spite of its closeness with two important streets, Arquimedes and Paseo de la Reforma avenue. The Building This project consists of three bodies surrounding a great interior hall which by its relation with each of them form one single hall, while not being taller than three and a half levels over the street level. Two of these volumes are located flanking the access, and the last one by its standing and form, stands visually over the project. The Esthetics In this project the intention was to have two faces, one towards the interior and the other towards the exterior, thus each one contrasts each other. The exterior face should be solid and unmovable, being hermetic to whatever happens outside the homes bringing security towards the interior; while the interior face should be light and with movement which will interact with the huge green central space. The Urban Intention Urbanely, the intention was not to break the regulating height of the street, always taking care of the landscape over the street, avoiding also a great contrast in the heights due to the great number of apartments that are needed. The Arquitects Ambition It is to generate from the great number of apartments a volume situated within the perimeter of the grounds, creating a great green space in the center of the development which will serve as a great private lawn for private functions and diverse activities for the habitants, reflexed in the arquitectonic forms which house this space. The Arquitects Program and the Customer The program consists in housing the most number of apartments allowed in the land, 108 apartments of between 215 to 300 m2, of which 26 are penthouses with double height and terraces, and the same number situated in the main floor with private gardens in each one. The apartments by their function and dimensions are divided in two zones: public and private, allowing a better function of them. These two zones are divided physically by a great cube of illumination which is crossed by a bridge, allowing not only to separate the different scope of the apartment but also to introduce more natural light thus eliminating any unfavorable area in the apartment. Also, common areas which will house a clubhouse, gym, pool with toddlers pool, sauna, steam room and jacuzzi, multiple functions room but above all great green spaces, converting this last area in the main focal point of the project. The Conceptual Axis of the Design By counting on a practically orthogonal land, with a standard area in the whole area, the plan was to retake the main focal point of the architects program, a great natural area which will serve as a great coexistence of the habitants of this space. As a result practically the whole area would be located in its surroundings and this way there would be a relation between the interior of each apartment and the designed interior space. The Governing Axis of the Project By being situated in one of the most important streets in the area, the intention was to project this tranquility to the interior of the project allowing it to be an unique concept and thereby different to the rest of the zone, offering something special to its owners. The Structural Design By taking down the level of rudeness of the construction in this zone, we found problems with the freatic levels proper with the zone, so we used piles and beams in the foundation of each of the intersections of the main axis with columns. Many other apartment projects built by this office were planned to create open spaces and thus flexible to every user, so the structure played a great part, avoiding intermediate columns in the apartments thanks to the post-tense structure that we utilized. The Finishings In the common areas of the buildings we utilized the same materials that were used for the facades, marble, crystal and concrete, creating a match between the transitions of floors and walls, thereby using again the wood to generate a scope of warmth in some zones specific to the project. The great central patio is composed practically of vegetation and water mirrors, thus expecting to create different atmospheres. The facades By being available in the perimeter of this great green zone, there were problems to be solved... avoiding the view between apartmentsdue to the lack of distance between them. This problem was solved thanks to the treatment of the facades which were mimetized with the trees situated in the central plaza, thanks to the design of a print in the crystal, allowing the view from the interior to the exterior but not inversely, finding this contrast of solidness and lightness that we were seeking for.
