Housed within this podium are promenade areas, gardens and other spaces for relaxation and a 1,100 square-metre swimming pool. Continuing this geometry upwards, the podium rises over another ten floors to accommodate restaurants and function rooms. Above this springs the 63-storey tower, comprising 626 deluxe serviced apartments over 45 floors with the space above occupied by a 198-key five star hotel. Landmark At 306 meters in height, the Address stands as a landmark structure within Dubai’s Downtown development. Located at the opposite to the Burj Dubai, the building acts as an urban counterpoint to the world’s tallest building. It has, in a few short months since being completed, become an integrated part of the Dubai skyline. Podium The podium accommodates three levels of parking for serviced apartments, one level of parking for hotel guests and one level for back-of-house facilities. The external materials for the podium are a combination of aluminium cladding and off-white, exposed aggregated pre-cast panels. At the podium rooftop level are series of open air dining areas and a bar adjacent to a heavily landscape 1,100 square metre pool. Tower Erupting from this podium structure is a curvilinear tower accommodating 626 deluxe serviced apartments over 45 levels. The floor plate of the hotel is based on a progression of a series of linked arcs that echo the organic geometry of the nautilus shell. This geometry allows for interconnected double and triple volume public spaces, each with full views of the nearby lake and Burj Dubai tower. Rising above the hotel component of the building is an aerofoil-shaped tower that accommodates 45 levels of deluxe serviced apartments. Facade The tower is clad in white aluminium panels that reflect the warm colours of the low angle sun. Fenestration makes use of high performance tented glass. We encouraged the client to use tinted rather than reflective glass to create a sense of transparency and depth in the building while still meeting the thermal design requirements of the Dubai Municipality. Both tower and the podium feature numerous canopies and balcony balustrades that are, like the rest of the building envelope, rendered in a restrained palette of materials; silver aluminium, clear glass and brushed stainless steel. Sustainability The newly completed hotel supports a population of around 4,000 people and as such we were very concerned to limit the environmental impact of the building. As part of our drive to limited energy and water consumption the landscape design water requirements were balanced with the output of condensate recovery from the air conditioning systems. In this way the building is able to provide enough water to service the irrigation needs of the landscaping in and around the building.
