Functional needs: Even 50 years ahead, Studio Altieri still has the need of enlargement in order to upfront the new requirements given by its natural evolution. Along goes the need of a functional reorganization incorporating in the head office, those competences that before had been done by peripheral units; this in order to optimize the multi-disciplinary nature that has always characterized our firm. Quality of Life – Comfort at work: Sociologist and economist both agree that a productive environment should be considered in the same way as community. Among the mains tasks of an entrepreneur, there is also that of guaranteeing the best quality standard of a “working life` suitable to the scale of the firm and nature of the work. Cafeteria, recreational space, reading room, library, they all increase in importance (and in dimension) with every new member of staff. Well being is an active part of this idea, so then: productivity, monitoring the status of the occupants and optimizing the quality of light and air, contribute to achieving this goal. New headquarters: For the reasons set out above, Studio Altieri has an urgent need to renovate the existing buildings in order to carry out our activities according to the patterns and procedures imposed by the latest company developments achieving, without "forcing" in terms of living space, the size and organization of the European firm. Description of the status quo: the current headquarters of Studio Altieri SpA is a set of three buildings: 1. the tallest building overlooking Via Colleoni, consists of a basement, six floors above ground and a roof terrace; 2. "Bridge building", a street front connection between the first building and the Altieri family’s home; 3. a two-stories building inside the property, perpendicular oriented to the first building, which divides the property of Studio Altieri from the neighboring property. Project Description: The project involves the construction of a new building in connection with the main building of the Studio, located in a flanking area. The new building has been designed as a horizontal continuation of the main existing building. The functional plan offers, in fact, the continuity of the office space and an extension to the existing stairs and elevators. As a result, a single block that vertically connects is created, which regroups all the emergency exits. Around the central nucleus are organized the working areas, declined as necessary, either in independent offices or open space. The overall feeling is of an uninterrupted continuum between existing and new: - 2° Sub Basement Floor: Archives - 1° Sub-basement Floor: Archives- Training Area - Ground floor: Lobby, Reception, Administration, Canteen - 1st Floor: Tender department, Architecture, CAD design - 2nd Floor: Construction&road engineering, site supervision and accounting - 3rd Floor: Hydraulic & Environmental Engineering - 4th Floor: Management - 5th Floor: Quality control External and internal finishing : The greenery and the dark photo catalytic tiles of the parking lot are in contrast with the whiteness of the new building. The plaster, the windows and shading lamellas system are studied together to obtain a clean and flat effect on the facades. The new offices are characterized by the simplicity of the interior finishing. The walls are exposed concrete, interrupted by vertical glass bands constituting the windows. The ceilings, radiant and technological, are white, smooth and visible. The floors, except the bathrooms and the archive, are wood planks for offices and white stone for public areas. The underground parking is mostly in concrete and completely paved with cement. The ventilated areas are closed with metal strip lamellas. In the interior spaces, we use glass in the subdivision of the rooms to reflect the desire to establish relationship to the maximum transparency. Energy check and environmental comfort (systems and buildings): Together with the call for satisfying the functional needs and the searching for a balanced and aesthetically acceptable solution, the willingness to achieve the goals of environmental comfort and energy saving, have been the guide for the definition of the project. Moreover, the choices so far considered establish that we cannot design a modern building without a strong focus on thermal efficiency solutions for systems and buildings, to allow optimal comfort with significantly lower energy cost. Project strategies: • The compact and massive shape • Central distribution systems • An external insulation of 12 cm thick: thermal transmittance of the wall is approximately 0:29 W/m2K with external finishing of photo catalytic paint • A system of natural light diffused and distributed • The windows composed by the following layers: plaster, insulation, solar shading glazing, air gap and selective glass • The use of the thermal solution of thermal mass and the integration of radiant wall panels integrated with a ventilation system • Use of self-cleaning and catalytic painting. Solar Control and Lighting: The use and control of natural light results thanks of a shading effect that takes place during the hottest hours of the day and, in particular, during the summer season ensuring good levels of daylight. As for the winter season, it is as well guaranteed a high level of daylighting. From the simulations made on a typical floor, the average factor of daylight was of 4.94. This value meets the lighting requirements for the different activities that will take place. The artificial lighting will provide an adjustment system for light intensity. This system so-called “field by field`, will vary its contributions along with the changing of the external light. This way, it will be possible to obtain, together with energy savings estimated at 30%, a light stress-free working environment. The insulation peaks will be reduced, resulting in a diffused and balanced illumination throughout the day, maintaining a connection with the surrounding environment optimizing the workplace environmental comfort.
