According to the Factor Four principle, we should be seeking to obtain twice the benefit with half the space, or with half the resources, in order to enhance the efficiency of our environment. This means that we need to construct more efficient homes and buildings that enable their occupants to share resources. The functions of the home —sleeping, washing, storing food, cooking, eating, washing clothes and relaxing— are organized around specific objects — bed, shower, fridge, cooker, table, washing machine, television. It is not logical for every small apartment to have all of the appliances required for these functions, which in many cases are in use only 10% of the time.
The alternative is to establish dynamic relations between apartments on the same floor, sharing spaces in groups of two, four or eight. This can allow a 25 m2 apartment to have an effective area of 75 m2. At the same time, the communal use of the space encourages social interaction.
The project area, on the boundary between agricultural land and the city, has an underground car park that serves as a speed interchanger between the urban city and the garden city proposed by Sociopolis: between an environment for driving around and the pedestrian city, between the fast city and the slow city.
The network society makes it possible to share resources so that people can do more with less. Between the public and the private space there is a shared space. The physical resources contained in the home should provide for the individual functions of the act of dwelling; each individual should have at least these resources in a minimum area of 25 m2. If resources are shared by two, four or eight people, each of them will have a larger usable area at their disposal. Each person has the use of the sum of his or her individual space plus the collective space.
When it comes to sharing resources, there may be incompatibilities between certain activities because of different individuals’ preferences in terms of how things look, sound and smell. In a sequence of different floors the sharing of resources can be organized according to the residents’ compatibilities, with each floor functioning like a large house whose communal space is accessible from each personal space. The skin of the building is constructed like an X-ray of its internal functioning.
