Punta Reforma
THE LOCATION: Located in the most important intersection in the Business District of Mexico City, in the intersection of Avenida Refirma and Avenida Insurgentes. THE BUILDING: Developed in a 2,800 SM triangular lot, in a property that used to be a lake. A 35 stories mixed use building, including office use in the top 25 floors and retail stores use in the lower 3 floors, parking in the underground 8 floors and, as buffer, 8 floors between retail and office floors. AREAS: 85,000 SM construction area, 40,000 SM rentable office area, 5,000 SM retail rentable area. ORIENTATION: the acute angle faces North-East, therefore the 2 main facades face North and South-east, the third facade, a property adjacency, faces west. THE CHALLENGE: To make a small triangular shape property, in the most important intersection of the city, an examplarary environmentally friendly new building, a market competitive product, above standards on its user comfort, optimum on floor utilization and efficiency for tenants, meeting with optimum public facilities, parking requirements, ecological principles, local restrictions and contributing to the city's skyline, landscape and city infrastructure. The project is under construction and in the process of becoming first LEED C&S Gold building in Mexico City. It includes an Intelligent curtain wall system, collecting 75% of rainfall water to be re-utilized for treatment and potable water use, through an ingenious water-collection system on the glass facade system (see detail below). underfloor HVAC supply at every floor. Sky Garden at 30th floor for public use, projecting beyond building footprint as a rotated 180 degrees slice of a pie, offering a spectacular view of Ave. Paseo de la Reforma. This building meets Mex. City construction code, IBC, Eurocode, ADA, NFPA. It will be the example to follow to environmentally-responsible developments in Mexico City, being the first LEED-Gold certified new speculative office building in the city.
