Princesshay Exeter
Our client, Land Securities, and Exeter City Council, had a vision to transform the existing shopping centre in the heart of Exeter's conservation area into a unique retail and residential city centre development. It was vital for the scheme to reinforce the city’s role as regional capital for the South West of England, whilst complementing its historical context. Our proven track record on urban regeneration schemes led to our appointment as design architect for the central part of the regeneration and coordinating architect for the overall masterplan. Our aim was to emphasise the individuality of Exeter, whilst creating an innovative, commercially viable, architecturally dynamic and sustainable environment. Our masterplan focused around new civic squares, linked by open streets, which promote connectivity with the surrounding area. The design incorporated and integrated Exeter’s existing historic buildings, some dating back before AD200 - such as the Roman city wall - and created enhanced views of the famous Gothic Cathedral. The improvement and opening-up of vistas to the city’s cathedral and the sympathetic architectural relationship with the three monuments located within the site has resulted in an exciting townscape in the context of the regeneration programme, and has been applauded by the press; “the vigorous new design blends perfectly with the medieval heart of the city
