National Nuclear Regulator Tenant fitout and Interior Design Project
The National Nuclear Regulator (NNR) of South Africa, is established under the National Regulator Act, 1999 (Act No. 47 of 1999) (NNRA). It’s main object is to provide for the protection of persons, property and the environment against nuclear damage through the establishment of safety standards and regulatory practices. The NNR (National Nuclear Regulator) has acquired a 5, 020 sqm new office building located at Eco Glades Office Park and is in need of services for tenant installation and fit out. We as Tecino (Pty Ltd) aim to provide a Turnkey project and service for the tenant installation and fit out for the NNR. This will include a priced document and technical component on the relocation and installation procedures of the NNR. The priced document will be accompanied by a project program that will indicate the quantification of the various technical and construction procedures. We have included space planning layouts and technical drawings to conclude our conceptual design solution to the requirements set out by the NNR. 2.Requirements: Seven executive offices and seven personnel assistants offices are required for the space provided in the Office of the CEO. There must be only one single access to the executive offices. A twenty seater executive boardroom is required for the executives and managers to carry out there meetings. A server room should be implemented into the design as well as a centralized filing room comprising of about 510sqm for confidential documents. One hundred and eight close offices with a portion of the wall needs to be glass with a requirement of eight dry kitchens spread out amongst the offices and a centralized printing area per each 250sqm or as seen appropriate. Smaller boardrooms and meeting rooms need to be spread out around the rest of the building. Five: twelve seater boardrooms; a ten seater communication room, a training room that has a temporary partition which can be divided into two rooms that would accommodate 120 people as well as eight: four seater meeting rooms in the reception area for those informal meetings. On ground floor an Emergency Preparedness Room is required to be part of the space planning. It is imperative that this room is close to the emergency exit. A canteen for employees and a library for should be incorporated into the design. We realize that some of the requirements stated in the tender document need specialist design installation. The following where assessed and recommendations made: Executive offices and personnel assistant offices walls to be made of sound proof dry walling: (See annexure for Rhino Secure block dry walling and Acoustiblock ). Please note that ventilation of sound insulated spaces to be done by a HVAC (Heating, ventilation and cooling) specialist. Server room to be reinforced with fire rated dry walls. (See annexure for Gypwall Secure:2 hour fire rating). Please note that HVAC to be done by specialist. Centralized filing room with added bulk filer units needs the assessment done by a structural engineer to determine point loading of the ground floor slab because of the extra weight added by the file units. Main boardroom to have specialist data and voice recording equipment. to be installed in ceiling and dry wall panels of the boardroom. The walls need to be insulated by Acoustiblock or Rhino Secure block dry walling. The Library is a specialist design glass cube that consist of a double glazed and aluminium panels with acoustic properties. (See annexure for detailed design breakdown of the library design). Emergency Room to be constructed with reinforced with fire rated dry walls. (See annexure for Gypwall Secure:2 hour fire rating). Please note that HVAC to be done by specialist. Canteen kitchen needs to be design and installed by Canteen kitchen specialists with heat extraction fans and grease traps. Eight four seater rooms (pods) to be designed with glass partitioning known as the “system 2three` ; a 23mm wide pole-less low level screening system. Access control be Wheel-chair accessible.
