Project area is located at the new urban development region Umraniye, on the Anatolian side of Istanbul, Turkey. The project area is planned as an urban development region evolving from an industrial area to a housing development and service/business area which has a pipe factory with 202.686 m2 area divided by highways and 121.616 m2 available construction areas. The project total consists of three parts; Part 1: Housing (1500 units), Congress Center (4500 person) & Convention Hotel (532 rooms), Social Club, Valley Garden, Botanic Park, Municipality Building, Primary School, Square. Part 2: Housing (500 units), Home-Offices, Shopping Center, Sports Center, Shops. Part 3: Office Building, Restaurant, Cafés, Shops. Design Concept: Image-Urban Design Project intention was based upon designing the settlement in an extensive manner with urban scale planning, creating a landmark and determining identity of the region. Like an aqua duct and viaduct forming a strong North-South axis, architectural differentiation from the neighborhood and taking the form of a "city wall" by attached blocks were the key points of the project design. "The Wall" combining small units to a mega structure with inner gaps, stepped terrace blocks create a different image by the varying visual scenario of sunlight-shadow and night lights. As a conception decision the aim was to design an "enclosed site" open to the city. All the blocks are accessed from the main city roads rather than entering the settlement from a standard site entrance. The settlement is in dialogue with the neighborhood, by its block entrances and commercial areas placed outwardly at the bottom floors of the blocks. Where at, the settlement is designed as a repetition of the back-gardened city apartment texture in a large scale. The inner gardens are designed as enclosed areas, but are still in visual continuity with the green of the public parks. Sustainability-Ecology Ecologic approach was formed by precautions for reducing carbon release, consumption of energy and planning a valley garden consisting of ecologic, endemic plants. The second conception decision of the design was the usage of sustainable, transformable and real ecologic elements. In this regard function and unit transformation is essential. The Hotel Block can be transformed into Residential Blocks, Residence to Offices, and Residential Blocks to Office Blocks. Also Residential units can be transformed from 1+1 units to 2+1, 3+1, 4+1 plan types. This flexibility of transformation provides solutions to demands and requirements. Therefore after the construction or after a certain time functional transformations can easily be made. Hereby a long term construction economy is maintained. All over the settlement an identical building structure is planned. In this manner total construction of the buildings is made up of 8 meter axes and mainly reinforced concrete shuttering. A mega structure is formed by joining 8x8 meter modules. Roofs of the buildings are organized as mechanical rooms. Channels designed on a linear axis at the rooftops have solar and photovoltaic panels inside. Both at the roof and at the basement hot water tanks are placed. Circulation is provided with heat insulation. In terms of heat economy and productivity, most suitable system was figured as wall and ceiling heating-cooling system. Solar panels are supporting this system. Photovoltaic panels at the roof are providing electricity to lighting of common areas of buildings. In these areas led and economical fluorescent lighting fixtures are placed. Also photovoltaic paneled lighting system is used for valley garden. Statuesque photovoltaic panels designed as landscape elements produce electricity for floor lighting, ornamental pool circulation and fountain pump engines. Nearly total of the site lighting is gained from solar power. Acclimatization of Social Club is done by heat pumps using underground heat. Isolation of buildings is done by perlite plaster from inside and rock wool isolation and white concrete panels from outside. The choice of long lasting, non-maintenance, lusterless or shiny, white or light cream colored facade plating that reflect sunlight take precautions for global warming. Glass curtain wall facades on Office and Hotel blocks have glass photovoltaic panels which produce lighting for common areas and external facade lighting. Landscape In between building blocks a continuous 80.000 m2 valley garden is formed. Especially tree families and endemic plant species which contain Istanbul’s flora are used. Arrangements of small agrigation fields, vegetable-fruit gardens and plantations enhance the consciousness for nature and organic agriculture of the dwellers and children especially. The green created in the valley garden continues in the terraces of terrace houses and then in the storey gardens between blocks.This creates a vertical visual, functional unity and continuity. The Valley garden creates a rich visual-functional environment with different functioned water features, vertical green walls, statuesque landscape elements, graphic rigid flooring and square arrangements. Also in the memory of the old pipe factory placed on the settlement area, large diameter pipes are used as statuesque landscape elements and square arrangements. Purified waste water and rain water is collected and stored for watering the valley garden. Force pumped wind turbine is designed as a nostalgic landscape element for watering the vegetable-fruit garden. The park which is open to public containing municipality and primary school has a botanic garden. Lighting and pump energy of the park is produced by wind turbines and photovoltaic panels. Endemic landscape in the park serves as an ecological education park. As a waste system decomposed, recycling waste collection system and pressed waste organization is made. Waste water collected from residential kitchens is filtered and used for watering gardens.The heat of these waters is used for the acclimatization of plantations. With all these precautions, consumption of energy from houses and users and water usage is reduced.The minimization of negative effects of the settlement to the environment, nature and resources provides a real ecological organization. An ecological settlement is designed respecting the nature, the city, the people and "bearing in mind the reality of living in a city or metropolis".
