District Z8
An integrated project As we are looking for an integrated project, the first question is how to transform this old airport while keeping the balance of the City? Its urban design is characterized by the curved planted streets that follows the landscape wrapping the two parks and by the two avenues of Brasil and Centenario. They are running through the all town, from one part to the other, following an East to West direction. They are creating a strong urban link which is emphasized by the recent transformation of the railways into a large street extending the Adriano Jose Valente Avenue. To weld the project to the City, we divert this existing system in the heart of the new district Z8. Moreover, the project takes advantage of the greenness of the surroundings by extending green links through the site towards the existing parks. A ‘green park building’ as a landmark of the district The very close neighbourhood combines a multiplicity of orientations and land sizes. To create a simple relation, we are naturally extending their design in the site. A shape made of a succession of triangles is resulting around the runway. We take advantage of that formal opportunity to design a park that crosses the site from North to South. It is made of a set of linear buildings from 12 to 25 meters width. To create the singular event that will become the landmark of the district, each band is freely running at different levels. They are twisted along the runway transformed into a park. The highnesses of the lines are calculated to always keep the vision between the park level and the top of the buildings. This is to keep the feeling of a large generous space. When you walk on the pathways on the roofs, you have a astonishing views on the city centre. The combination of the lines creates various forms and unexpected urban landscapes. The depth of the stripes allows the generous sun lighting of the facades and open the use the surfaces below. Wind can flow in between them to refresh the spaces. They are making a ‘green park building’ which is folding the new park. It’s green because of having a part of the park on the roofs but also because it’s sustainable. This unique building is the landmark for this unique district. Sustainability is also for the rainwater. Its flows from the roofs to the ground to form large basins that bright up the park. Also, by composing a district around a park with water is reinforcing the idea that Maringa is a garden City. A progressive proposal In response to the evolution of the needs or the market demands, the lines can be folded to create various building shapes with high-rises buildings. The low solution without any high-rise building offers 750 000 m2. It could be extend over 1 560 000 m2. This possibility is maintained through the time. Land use The project is adapted to the actual land use separating public and private. As all the public needs are not known today, and to keep away from a city with a large void closed to a brand new district, we propose to mix up the functions. As in most of big cities in the world, public buildings would work in the middle of private buildings to compose the punctuation of the city. We suggest assigning land all around the site, in strategic places from the symbolic, facilities, or design points of views. Then, the City Hall will naturally take place at the crossing of the Main City Link and the new Park. From another point of view, it sounds also consistent to have most of the public buildings in the more iconic building. In all cases the project offers at least 800 000 m2 for the public buildings. The usual blocks To make the private development of the site easier, the size of the blocks is close to 170 by 125 metres. These are usual size that already declined in Brasilia [250x250m], New York [240x60m], Boston [170x34m] or Barcelona [115x115m]. To underline the public space, the buildings would mainly be around the block limits. The building would be between 7 to 10 times the land areas, maintaining 50% of the land with green spaces to favour rain water absorption. All the roofs would be also planted and the shapes would be designed to minimize shadows on the facades or on the public space. The plan offers 1 545 000 m2 on the north zone [Pr1 & Pr2] and 600 000 m2 on the south one [Pr3 & Pr4] A clear rational and feasible concept Composing that new district with a clear image and simple rules, allows maintaining the general image while each building will be conceived by different designers. The development of the studies should also allow phasing the project with a strong image from the first stage to the last one.

    Unfortunately greed reigns here in Maringá, where I live also, having been sold this amazing area in a city so devoid of pleasure. That area should have been turned into green space and leisure park on the lines of Sarah Kubitschek in Brasilia / DF, Brazil.

    Very good project, but the status is wrong. It's not built yet. I live in Maringá and this old AirPort zone really needs an urban project. Hope it starts being built, and soon!
