Darden’s new corporate headquarters consolidated offices under one roof for the first time in four decades. This 470,000 square-foot building is designed to create a more open work environment that encourages employees with the company’s half dozen restaurant brands to collaborate with one another. The facility houses offices, meeting spaces, a 25,000 square-foot corporate training facility and state-of-the art test kitchens. We designed to Drivers that embodied the Darden Vision, we achieved an Experience that supports Culture and represents those unique characteristics of the corporation, i.e.: the unique “DNA` of the Darden Brand. Some of the main drivers were hospitality, collaboration, community, sustainability, transparency, and a sense of comfort. The overall shape of the building was determined by the interior program, designing from the inside out. As you experience the space the emphasis on the brand “to nourish and delight` is a great story for Darden employees to tell about their history, current events, and employee recognition. With the company’s involvement in community outreach programs and diverse employee’s, we wanted to express this through innovative art splashed throughout the interior environment. Using the branded “red` color creates a focal point of collaboration throughout the interiors. The building massing is comprised of three main office components on three levels each organized around a main interior public space, “Main Street`. The composition is primarily oriented toward a private internal courtyard located to provide controlled views to the protected environment beyond. The ground level of each office component contains main public and shared amenity spaces. Office space on the upper two levels is accessed primarily by enclosed exterior stair expressions with favorable views and natural light to encourage employee use and fitness. Each office component contains a chassis based central core arrangement that envelops both enclosed office and program areas, allowing for an open office environment easily accessible to daylight and views at the perimeter. The environmental design features seamlessly function together and meet the challenges of this project. Building orientation, high performance glazing, and lighting controls combine to reduce load on the cooling side. Efficient centrifugal chillers and energy recovery units are utilized to precondition outdoor air and cool both the building and adjacent Data Center, with fan powered terminal units providing first stage reheat in Winter. A greywater system for water efficiency is introduced to the region with this project, and became the largest facility in Florida to earn LEED NC Gold certification from the United States Green Building Council.
