ARRAU BUILDING The project is part of the NUEVA LAS CONDES complex, an important real estate development in Santiago’s east uptown that, taking advantage of the important conditions of localization and connectivity to both PARQUE ARAUCANO park and PARQUE ARAUCO shopping mall, has proposed the creation of a services and office pole which imprint is the formation of an homogeneous, integrated neighborhood in the city. The proposal is a set of relatively homogenous massing, as an effect of building and zoning regulations, inserted in a common public plain, ordered around a boulevard that runs along the set as an east / west axis. The commission is conditioned by the need of integrating the complex, as well as a distinguishing proposal that brings diversity to the image of the project. The proposed building is a tower that, while emphasizing its formal condition with a central core and glass enclosure as paradigms of structural optimization and surface development, also reformulates this paradigm by incorporating concepts aimed at the improvement of the user’s life quality, through the incorporation of natural light, the relationship with the outside and the efficient use of energy. The building’s layout is divided into two integrated areas around a core, which receives the common spaces of accesses, elevators and services. Located at the building’s ends, and open towards the facades, are the emergency stairs, which are treated as balconies, thus enabling the use of the building’s exterior areas and incorporating natural light to its central hall. Stairs in turn are projected as separate volumes that stand out as distinctive components, and generate interstices that allow natural light to the center of the building. Energy efficiency has been incorporated as a base concept for the project, through the use of last generation air conditioning systems, along with a façade design based on a floor to floor enclosure of Low-e thermo panes and an angled reflective skin that induces ventilation. The distancing from the facade as well as the separation between the crystal layers of the skin, allow the inner façade’s ventilation, contributing to improve the building’s energy performance. The proposal’s double façade generates a perception of the workspace that expands its boundaries beyond the building, while containing it through the effect of the transparent skin veil, becoming a permeable space which enables continuity with the exterior. The project envisages a façade vertical continuity break every four to five floors, through the manipulation of the distance between the perimeter axes and the slab edge, in order to avoid ventilation’s convection effect. The building’s insertion in the public space recognizes its particular location in the urban fabric that relates the BOULEVARD CENTRAL with PRESIDENTE RIESCO Avenue, proposing a passable public wooden Deck, accentuated with a water mirror that gives the ground a connecting role between the interior of the complex and the rest of the urban area. This solution seeks to transform the buildings’ site in a transit space as well as a public square, which in turn is related to the Project’s public spaces, access hall and commercial premises. The project image, that defies the anonymity resulting from the indiscriminate use of curtain wall solutions in the monolithic massing of surrounding buildings, is achieved through an active volume that plays with scales, façade movements and a permeable enclosure, reflecting on its volumetric image the concepts of energy control, transparency and inside - outside continuity, by the use of a technological and contemporary language.
