167 Westralia Plaza comprises a twelve storey office and retail building accommodating 9800m² of A-grade office net lettable area and 760m² of retail net lettable area, two levels of basement parking and a landscaped pedestrian plaza.
It is the first project in Western Australia to achieve a Green Building Council of Australia ‘Green Star’ certification, receiving a 4-Star rating for Office Design. The Green Building Council of Australia ‘Green Star’ rating system is a holistic assessment of sustainable initiatives possible and recognises industry ‘best practice’ for environmentally sustainable office design. The building has been designed to achieve a 4.5star ABGR rating.
The project creates an iconic gateway to the existing Westralia Square building and the proposed City Square development and provides a significant pedestrian thoroughfare to the Convention Centre and public transport facilities to the south. The projecting bold sculptural form of the ‘ribbon’ provides an interesting juxtaposition between this building and the adjacent Old Perth Boys School and Perth Technical College, whilst being of low scale and sympathetic in height. The 7m set back from the eastern boundary is respectful to the heritage buildings and creates a substantial civic avenue leading towards Westralia Square. The ‘ribbon’ element creates a sense of playfulness and delight along the eastern (plaza) façade and draws pedestrians towards the Entry and Foyer. This seductive form extends through the building to Mercantile Lane on the west façade, forming the high ceiling of the Foyer.
At the ground floor level high quality retail food, café and restaurant facilities are proposed, which will add a great deal of amenity for users of buildings within the immediate precinct. The restaurant will possibly be the only restaurant within the CBD with street level at grade access. This building will be a unique and iconic building with significant prominence on St Georges Terrace. It transmits a progressive ethos whilst conveying its environmental credentials.
